“State by state, the picture is more one of secrecy than transparency, according to Jim Baker, executive director of nonprofit watchdog the Private Equity Stakeholder Project. “Our experience is that the industry has been pretty aggressive about pushing the trade secret limitation as far as they possibly can,” he said. “I can’t think of many [other] public contracts where it’s impossible to know how much they cost.”

PESP executive director Jim Baker writes on the potential risks of the acquisition of Walgreens by private equity firm Sycamore Partners.
“Sycamore Partners’ track record paints a disturbing picture. This is not a simple business transaction. It’s a potential dismantling of a vital health care provider. Perhaps most concerning is that Sycamore Partners plans to finance the $23.7 billion takeover with up to $18.7 billion in debt — more than double Walgreens’ current debt. This highly leveraged buyout will burden Walgreens with significant financial obligations, inevitably diverting crucial resources away from essential areas such as innovation, workforce training and patient care.”

PESP’s new Private Equity Multi-Family Housing Tracker revealed the extent of private equity ownerships of apartments across the US: the industry owns 10% of all apartment units, with ownership concentration reaching even higher in some metros.
Jordan Ash, housing campaign and research director for the Private Equity Stakeholders Project, said that low interest rates during the pandemic provided an opening for these firms to increase their market share. “It’s very clear, their business model is going to be how to make a property more profitable,” he said. “The goal really is to sell the property.”
